1. How can I schedule a tour?

2. What floor plans are available at The Springs Apartments?

The Springs offers one- and two-bedroom townhome-style apartments with private garages and fireplaces. Visit our Floor Plans page to explore layouts, current pricing, and availability.

3. What are the income requirements?

Applicants must have verifiable income of at least three times the monthly rent. If there are multiple leaseholders, their combined income will be considered.

4. What are the move-in costs?

A $75 non-refundable application fee is required for each applicant age 18 or older, along with a $199 administrative fee. Security deposits range from $250 to one month’s rent, depending on credit history. For residents with pets, a one-time, non-refundable $300 pet fee covers up to two pets and is due at move-in. Monthly pet rent is additional.

5. Is renter's insurance required?

Yes. All residents must maintain renters insurance with at least $300,000 in personal liability coverage per occurrence. Proof of coverage is required for each leaseholder.

6. Are utilities included in rent?

No. Water, sewer, trash, and pest control are billed with your monthly rent as additional charges. Residents are responsible for electricity and must establish service before moving in.

7.What apartment features are available?

Our apartment homes offer private entries, private garages with remote access, in-unit laundry, and oversized balconies or patios. Select homes feature granite countertops, walk-in closets, and Nest thermostats, and stainless steel appliance packages are available. Contact our leasing team to confirm the features of your preferred apartment.

8. What community amenities does The Springs offer?

Residents enjoy a saltwater swimming pool, fitness center, outdoor grilling cabana, café and lounge with a fireplace, and a complimentary Starbucks coffee and tea bar. Visit our Amenities page to explore the community.

9. Are washers and dryers included?

Yes. Apartments at The Springs include an in-unit washer and dryer.

10. Does The Springs Apartments have a fitness center?

Yes. Residents have access to a fully equipped, 24-hour fitness center.

11. Does The Springs have a swimming pool?

Yes. The Springs features a saltwater swimming pool with outdoor lounge areas.

12. Is garage parking available?

Yes. Every townhome-style apartment comes with a private garage.

13. Does the community have controlled access?

Yes. Controlled access key fob entry for added convenience and peace of mind.

14. Does The Springs Apartments host resident events?

15. Is The Springs pet friendly?

Yes! The Springs welcomes cats and dogs, with no weight restrictions. A maximum of two pets is allowed per apartment, and breed restrictions apply. 

16. Is The Springs Apartments pet policy?

There is a $300 one-time non-refundable pet fee (covering up to two pets) and $30 monthly pet rent per pet. There are no weight restrictions. Breed restrictions apply and include Pit Bulls, Rottweilers, German Shepherds, Huskies, Alaskan Malamutes, Doberman Pinschers, Chows, Boxers, Mastiffs, Great Danes, Akitas, and Wolf Hybrids.

The Springs is located at 8851 Springside Lane East, Indianapolis, IN 46260, on the north side of Indianapolis near West 86th Street.

18. What shopping and dining are nearby?

The Springs is close to shopping and dining along West 86th Street, including Fresh Thyme Market, Trader Joe’s, Athens on 86th, Ranchera Mexican Bar and Grill, and Fazoli’s. North Willow Mall and Willow Lake East are nearby, while The Fashion Mall at Keystone and Castleton Square offer even more shopping, dining, and entertainment options on Indianapolis’s north side.

19. Is The Springs close to major employers?

Yes. The Springs offers convenient access to several north Indianapolis and Carmel employment centers, including Ascension St. Vincent Hospital, Corteva Agriscience, IU Health North Hospital, and Roche Diagnostics. Commute times vary by destination and traffic.
